In a peacful rural setting just ¾ mile from the glorious sandy beach at Chapel St Leonards, these two beautifully converted barns offer a superb base for holidays at any time of year. Commanding views over pastureland adjacent to the owners' small farm, they boast a high quality of contemporary decor and each cottage enjoys its own garden with private hot tub. Fantasy Island theme park is only 3 miles and the Sealife Centre at lively Skegness is 7 miles. Locally, there are nature reserves for bird and seal watching as well as opportunities for beach riding and cycling on quiet country lanes. Lincoln's lovely medieval streets and designer shops, and the vintage emporiums of charming market towns in the Wolds are also easily accessible. Golf 5 miles. Pubs, shops, restaurants and takeaways are under 1 mile.

Cottage was superb, with such a warm welcome. Great base to explore, Chepel St leonards and mablethorpe beaches were a favourite with the dog and girl's. Visited Alford mill and then willow tea rooms which had fantastic home cooked food for fantastic value. Pity we cannot take holiday cottage with us to wherever we visit in the country.

A beautiful and immaculate cottage finished to a high standard, ideally located for exploring the Lincolnshire coast. We had a warm and friendly welcome from Sally and Neil who are very hospitable hosts. Good food at the Ship Inn and Great Italian food at La Piazza. The hot tub is pure bliss and a very Happy New Year was spent at Roosters - memorable and fabulous, we would love to return.

We have just spent a fantastic week at Roosters. A lovely warm welcome from Sally and a tea tray and delicious cake waiting for us! The cottage was very clean, comfortable and tastefully decorated and furnished. The outdoor space was perfect for the children to play freely and safely. Hot tub was great! Would have no hesitation in recommending this cottage to anyone and am sure we will return in the future. One of our best holidays!

Just returned from staying in Roosters Cottage, accommodation was excellent, furnished to a very high standard and hot tub was hard to beat. Location is great near to centre and great for visiting surrounding areas. Mill Farm is extremely well kept and a lovely place to stay Sally and family are very welcoming - would recommend Roosters to anybody.

Qe have just returned from staying at the Roosters, (and my parents stayed in the Sunrise Barn). Both cottages are beautifully decorated to a very high standard and lovely and clean. We were greeted by the owner Sally, and a very yummy homemade cake and tea/coffee. The owners are very friendly and my little boy really enjoyed it when Sally took him to meet the cows one evening. The owners dogs, Jackson, Archie, Poppy and Rex were great round kids, and my little boys fear of dogs soon disappeared and they were soon playing ball most evenings. The area is very peaceful but within about 5 minutes of Chapel with facilities including a very good Co-Op, along with a few gift shops and eateries. Skegness is within about 15-20 minutes away with a lovely beach, and loads and loads of shops and restaurants. I can recommend these accommodations 110% - we all had a lovely time and didn't want to come home, we have even booked to return! You won't be disappointed - thankyou Sally and Neil for a lovely holiday and we look forward to seeing you again.

Excellent location - good position for coastal resorts, all faclities within easy driving distance. Quiet peaceful surroundings. Comfortable accommodation, very clean and well equipped. Accommodation owners were very friendly and helpful. We will definitely be going again.

A superb bungalow, a lovely quiet location and the hot tub was a great way to relax in the early evenings. The bungalow had everything you needed and we could not fault it. There aer nice takeaways nearby, Chapel st Leonards is only 2 minutes drive away. Sutton On Sea is a lovely English unspoilt resort, no tacky shops etc, Mablethorpe is the opposite but has the best beach in the area with miles of sand - great for long walks with your dog! Thankyou, we will hopefully return next year.

A fabulous new property with excellent facilities, very friendly, helpful owners, lovely beaches close by and a superb local pub and Italian Restaurant for meals out.There are even 2 donkeys in the next field to make your seaside holiday really traditional!! The hot tub is a definite bonus and our dog is now exhausted from all the beach walks!! Thanks Sally and Neil for the use of your lovely cottage - we will definitely return!

A lovely location and property, very well equipped, and the hot tub is a really nice touch of luxury. Chapel beaches are great for dogs, and there aer plenty of cafes and pubs to sit out. Lovely to see the cows whilst having breakfast, and our only complaint is that the time went too quickly!

Do not feel the owner makes guests feel very welcome with so many rules, when opening the information folder just full of comments don't do this, not allowed to do that, makes it hard to relax, we travelled home early as we just didn't feel we could enjoy ourselves.
