Lymington: pretty little town of steep old streets and Georgian shops, restaurants, pubs and houses beside the River Lymington’s estuary brimming with yachts and other pleasure boats. Ferries from its harbour to the Isle of Wight. Immediately inland begins the New Forest. The major resorts of Christchurch, Bournemouth and Poole (good sandy beaches, boating, numerous entertainments) 10 20 miles; the beautiful, wooded Beaulieu River estuary with its abbey ruins, Palace House, National Motor Museum and restored 18th cent. shipbuilding village (ships for Nelson), about 6 miles; exceptional Exbury Gardens not much further. Sea/estuary/salt marsh bird watching at Keyhaven and Needs Ore Point, both within 6 miles.

... on the edge of Lymington, with its toes in the last lake-like meander of the Lymington River before the Solent, Old Ferry House is one of the very few private houses in this most boaty of places to actually adjoin the water - it makes the most of it. Electric gates open into a secure parking area and an acre of garden and apple orchard beside the pretty river. From the garden, a little bridge leads down to a decent-sized private pontoon.
A motor boat is available (extra) during July and August, and a rowing boat available from April to October by prior arrangement - 6 weeks in advance (weather/experience/ safety conditions apply). Skippered RIB and yacht hire also available. Ask us for details.

Inside, the house is spacious and elegant, full of reflected light from the river beside and high-ceilinged with marvellous views from most windows.

Entrance into large kitchen/breakfast room (4 oven Aga with ceramic hob, big fridge-freezer, dishwasher, microwave, walk-in larder), off which is a utility room (washing machine, tumble drier) and downstairs shower-room (suite); large living room (living flame gas fire) with CD player, windows on two sides overlooking the river and garden and French windows to the garden; single bedroom with windows on two sides, both overlooking the river with a riverside terrace; and a formal dining room overlooking the garden. These all lead off the central hall. Upstairs, on the first floor, are four of the six bedrooms: a master double (5 bed) with en suite bathroom (suite plus separate shower), a twin with en suite shower-room (suite with power-shower), another double (5 bed) with en suite bathroom (suite plus hand-shower) and view of the river, and a twin bedroom, also with view of the river. Separate bathroom (suite with double washbasin plus bidet and separate shower). Up more stairs to the top floor and a large childrens/teenagers bedroom with three single beds, one with additional pull-out truckle beds, and a childrens den.

Phone and Broadband internet connection. No smoking. Arrival after 4pm. Cautionary Deposit £500. An exceptional house.
